Greenspoint Mall Site to Be Leveled, Rebuilt as $150 Million Industrial Park

Greenspoint Mall will be razed to build a $150 million industrial park with 1,200 jobs and a Fitness Connection center.

On Tuesday, developers revealed that the Greenspoint Mall site will be torn down and rebuilt as a $150 million industrial park. Lincoln Property Company, working alongside New York Life Investment Management, bought the mall property and unveiled plans for CityNorth Industrial Park, which will be located at 12300 North Freeway on the northeast corner of I-45 and Beltway 8.

“Greenspoint Mall was an important part of North Houston for nearly five decades, and its redevelopment represents a defining opportunity for the area,” Kevin Wyatt, executive vice president for Lincoln, said. “CityNorth Industrial Park will return a prominent property to productive use and support the continued growth of the Greenspoint community.”

The $150 million project will create 300 construction jobs and 1,200 permanent jobs in the coming years, according to developers, and include a business retail space. Gabe Lerner, the executive vice president for Lincoln, said the park will not feel like a blank industrial zone.

“We’re also going to have some sort of retail component to it. So it won’t just feel like an industrial park. It’ll have a Fitness Connection center that will be building them roughly 40, 45,000 square feet. We may have some additional retail uses that will be announced in the coming months or years,” Lerner said.

Residents spoke to ABC13 about what the mall used to mean to their neighborhood, remembering it as a place where everyone felt welcome. Ramon Johnson, who lives in Greenspoint, described it as a one-stop shop. “It was popping, it was all good, shop, go to the movies, it was a one-stop shop,” he said.

Danielle Brush, who lives in Greenspoint, remembered the mall’s early days without fear. “I remember when it was a regular mall, people like kids could play; there was no danger, no fear of being stabbed,” she said.

The mall saw violence rise over time, with shootings reported in 2017 and 2022, and a fatal shooting taking place near the mall in 2023. The property formally shut down in 2024, yet killings persisted last year and again this year.

Those who live and work in the neighborhood say they hope the $150 million industrial park will bring about a new chapter for Greenspoint.

“I really hope that our community does see that, that it trickles down and sees some of that profit,” Brush said.

“Hopefully we can turn it around with this new construction going on over here,” Johnson said.

The people who built it say the work to take down the mall will start in October, and the first part of that work should be done by the end of the first season of 2028.

The city’s leader, John Whitmire, offered a warm greeting to the undertaking. He spoke with approval, saying “I have worked hard with Lincoln and other stakeholders to make Greenspoint and, by extension, the Aldine ISD community regain its once proud stature with the redevelopment that will bring us the CityNorth Industrial Park,”.

This restoration project promises to restore employment to a region whose fortunes have declined.

“This redevelopment will create new jobs, attract businesses, and improve the quality of life in Greenspoint.”
